Fall is officially here! Fall is my absolute favourite seasons. I love the crisp winds and cool breeze, the fashion and how colourful the city looks as the leave change from green to orange, yellows and reds. I love greeting the new seasons and all the changes that come with it.

5 TIPS FOR SMALL SPACE CONDO LIVING

"Our living space just doesn't meet our space requirements" Is the usual dilemma most condo owners face after they've signed on the dotted line for the first time and begin thinking how they'd like to decorate their new home. Your condo is beautiful but feels cramped; this is when the pleasure of being a homeowner becomes replaced by the headaches of furnishing it. Will you be able decorate the way you want too and turn this house into the home you envisioned? Can you do all of this and still maximize on space and stay within your space limitations and tight budget? 

You definitely can! The average size of a condo is about 600 - 750sqft but having a smaller space doesn't mean you have a lack of space. Condo living means the ability to live smarter with furniture that works for your space and not against it. With the right steps and preparation decorating your condo will be a breeze. 

1. KNOW WHAT YOU'RE WORKING WITH:

Before you go out shopping or even start looking at furniture take measurements of your entire living space (ie. Living room, bedroom, plus every corner and crevice). Once you've done your measurements you should know the amount of space you have, where you plan on putting your basic furniture pieces and what areas you can maximize on or that are unchangeable. If you are a visual person this would be a good time to create or request a floor plan (if you're condo offers this). Be prepared before you start shopping and save yourself time and stress; I cannot tell you how many times people have come into our store saying they purchased a sofa and they had to return it because it was too big for the living room or it didn't even fit through the door.

2. CHOOSE YOUR STORE CAREFULLY 

Stores such as Modern Sensibilityoffer smaller sized furniture that will fit with the space restrictions of a smaller condo. Don't waste time going to the big box stores, do some research and visit stores that target condo owners.  There are many stores that specialize in providing peace of mind to a new condo owner, find them! so you know that when you go shopping you won't have to worry about falling in love with a piece that won't even fit through your front door. At condo targeted stores measurements are smaller. The length of a standard three seat sectional is 7.5 to 8ft long (96in) at a condo targeted store you will find smaller pieces starting at 5ft(60in) for the the real space deprived to an average 6ft to 7ft (72 to 86in).

3. GET THE BEST OF BOTH WORLDS

Multi-Functional 'Smarter Furniture

When you’re working with a small space multifunctional or "smarter furniture" will be your homes best friend. For example why take up valuable square footage on a huge dining table that you'll use 3 times a year - if that - use that area for something else, or expanding your living room and opt for a coffee table that pulls out into a dining room table at your convenience. If you can every item you bring into your home should have a dual function. A sofa bed that doubles as your daily sofa but is also easily transformed to a bed when you have guests and has hideaway storage is always a bonus. Look for pieces that offer you the best in style and function. Pick a piece that looks stylish (and fits your taste whether it is modern or traditional) but also offers some other type of functionality such as a bed, lounge or extra storage.

4. GO FOR THE LIGHTER HUES 

Light colours give the illusion of a larger space, while darker colours make the room feel more closed in. Try to stick with light neutral colours for your walls and furniture if you want to add colour let your accessories to the talking by choosing bolder colours to dress up your home. Another trick to make the room appear larger is to place a large mirror in the front hall or living room; this works because as the light reflects off the mirrors and into the room it gives the illusion of an open space.

5. SAY NO TO THE BULK 

Stay FAR away from bulkier sofa pieces, or traditional three piece sets. They take up unnecessary space and will look awkward in your smaller living room. This will further the problem of your home feeling and look cramped. Choosing a sofa with slim or no arms is also a modern alternative that will also give the illusion of more space.

Don't let the planning of how you're going to work with your smaller space take away from the experience of shopping for your new condo. REFRESHING SUMMERTIME DRINKS

Summer is meant for lounging by the pool, bbqs that continue into the night, spending time with great friends and just enjoying the hot weather. Every time we have a party my mom makes her special punch that is always a favorite (it's her secret recipe).  A tasty signature drink is a must have at any gathering to spark conversation, receive tons of compliments and cool down your guest on a hot day.

Strawberry Mint Soda

1large limes, quartered

1 1/2 teaspoons of lime juice

0.5 bunch mint leaves

14 strawberries, quartered

200 g white sugar

710 ml carbonated water

optional ingredient -- cream soda instead of carbonated water

Squeeze the lime quarters into a sturdy glass pitcher. Toss the juiced limes into the pitcher along with the mint, strawberries and sugar then add the lime juice. Crush the fruits together in a blender to release the juices from the strawberries and the oil from the mint leaves. Stir in the club soda until the sugar has dissolved. Pour into the sugared glasses over ice cubes to serve. 

Watermelon Slushie

 
6 ice cubes

2 cups cubed watermelon

1 teaspoon honey or 3 teaspoons sugar

1 teaspoon lime juice

1/2 cup 7up or Sprite

Place the ice cubes into a blender. Cover, and pulse until crushed. Add the watermelon and blend for about 1 minute, until slushy. Add the 7up, honey or sugar, and blend for about 10 seconds. Serves in 4 glasses and enjoy!

Kiwi Watermelon Lemonade

 
 1½ oz. kiwi syrup (available at most liquor stores
5 oz. lemonade
3 oz. watermelon juice
1½ oz. vodka
Garnish: watermelon wedge

Combine all ingredients in a cocktail shaker filled with ice. Shake vigorously and strain into a glass. Garnish with a watermelon wedge.

Flirtini

8 pieces fresh pineapples

2 oz Cointreau® orange liqueur

2 oz vodka

4 oz pineapple juice

12 oz Champagne

Muddle the pineapple pieces and cointreau in the bottom of a mixing glass. Add vodka and pineapple juice and stir. Strain into a chilled cocktail glass and top with champagne. Garnish with a cherry, serves 8.

Plum Saketini

½ plum
1 tsp. sugar
1 oz. vodka
1 oz. sake
½ oz. lemon juice
Garnish: plum slice
 

Muddle plum and sugar in a cocktail shaker. Add vodka, sake, and lemon juice. Shake and pour into a martini glass. Garnish with a plum slice.

HOW TO SHARE A ROOM WITH YOUR BABY

Sharing a room with a newborn is a decision every parent has to make.  The factors affecting this decision really come down to two things - I don't have the space to have a separate nursery or I feel more comfortable sharing a room with my baby until he/she is older. In some countries a mother wouldn't even consider having her baby sleep in another room and many mothers who were a little apprehensive at first agreed it was much easier having their baby in the room with them for night time feedings. Studies also show that having your baby sleep in the same room for the first 6 to 12 months reduces the risk of sudden infant death syndrome.

Regardless of your decision to share a room with your baby space and storage will always be a big concern. When I first started thinking about sharing a room with my baby space that was also my most pressing concern. I worried how I would share my room with a newborn, keep my identity and still have room to walk. However what I discovered is your room decor doesn't have to suffer and you'll realize living with your baby is not only possible but an enjoyable experience as well. All it takes is a little planning, rearranging and space-saving storage ideas to share your room successfully with your baby.

1.  CREATE A ROOM LAYOUT

The best way to do this is to make a floor plan of your room and a rough estimate of how you'd like your furniture laid out. I did this step in my head and then I measured the items I wanted moved and where I wanted it to go to see if they matched up. Then I rearranged everything around in my room - about six times - to see how it'd all look. After going through this experience I would suggest saving yourself the time and energy and not do the trail-and-error method. The best and most effective way is to measure your entire room draw out a mini floor plan and lay out the furniture; then when you're happy with the results re-arrange. If you're good with computers a good program to use would be Google SketchUp where you can create your floor plan in a 3D program. 

2. FINDING A PLACE FOR THE CRIB

The hardest part at least for me was where I would put the crib because there were so many don’ts that had to be considered. 

Some of these don't include:

-You can't place the crib close to or against a window

-You can't place the crib against a wall that faces outside

-You shouldn't place the crib near any doors

So that's two potential walls gone that you cannot place the crib. Also the general rule is that the crib should either be beside or facing your bed so you have to arrange the furniture to make this possible as well. All of these rules might leave you frustrated as your space issues become more apparent. Start by finding an interior wall that fits these guidelines then if you have space left place the dresser/change table close by and a comfortable chair.

3. WHAT IF I DON'T HAVE ENOUGH ROOM?

The most important thing is making sure you have a crib that fits comfortably into your room everything else doesn't matter. I purchased a crib set that included a dual dresser and change table but decided to remove the changing pad and use that area to store her toiletries, extra diapers and anything I will need to keep handy. I bought an extra changing pad that I can just put on the bed and change her, it's  more convenient because I can take it with me to any room in the house. If you don't have enough space to fit a dresser do not stress! Make some room in your closet for the baby's clothes or even a storage or hallway closet will do. You can also purchase plastic drawer containers to store her blankets and some clothes in.

You don't need to get fancy if you don't have enough space.  They’re so many storage solutions fit for any room and lifestyle that make sharing a room with your child easy. Don't get me wrong all the cute little nursery items they sell in store are adorable and nice to have but it is more for the parents benefit. Your newborn will not know or care if there are decorations on the wall or if you rock him/her in a rocking chair or sit on your bed for a feeding or where you store their clothes. All that matter is that you and your baby are happy and bonding :)

KAY'S PICKS: SUMMER FAVOURITES

Summer officially starts today and it definitely came in with a bang! Today we're suppose to go up to 34 degree with no wind in sight but I won't complain because I'd take the hot sun over winter any day.  Although summer is super hot - sometimes unbearably so - who doesn't enjoying long days at the beach or pool, sipping drinks on a downtown patio, backyard BBQ's, long weekends and summer shopping!

HOW TO CHOOSE PET FRIENDLY FURNITURE

Choosing furniture is a difficult task, with many things to take into consideration. Our space is too small, the hallway is to narrow, the delivery man won’t be able too, sofa bed vs. sectional, what about both? Price, deals and discounts, the list goes on.  

The growing complaint however is my (insert pet here) will scratch, bite, shed, or make a mess on said sofa. So do you get rid of fluffy? Of course not! You find a furniture store that will offer you beautiful quality sofas, great on space and takes in to consideration that you’re a pet lover as well. 

Many people feel as if leather is their only option because they feel that it will be easier to clean, the fur won't get stuck in the material and it will hold up longer overall.  Don't be afraid to try a upholstery fabric. As long as you invest in a small vacuum (if shedding is a problem), ensure that it is dark in colour to hide stains and it has a tight weave to protect from your cat claws then you'll be fine!  Try a fabric such as our 'Waterloo' modular sofa in dark grey.

The two materials that pet owners swear by is leather and microfiber. We believe in providing our customers with solutions to their problems, so we went hunting to provide you with the answers to be more prepared when you’re out shopping for your new sofa.   The thing that I loved about what I found out is that not only is Modern Sensibility cost friendly, modern, and convenient for small spaces.  We offer pet friendly material! 

MICROFIBER PROS AND CONS

PROS

- Easy to clean

-  Microfiber is not a tightly weaved fabric so pet hair is easily removable with a lint roller.

- Multiple pet owners have noticed that their pets are not attracted to this material. They're not interested in scratching or chewing it.   This is a major plus for cat owners

- Durable and long lasting material that will look like new for years to come.

- Dense material makes it hard to tear

- Looks great and is not very expensive

CONS

- If you have a pet that sheds and don't have a lot of time you may not want to be constantly using a lint roller to get rid of pet hair

- People don't know or don't realize their is a different between microfiber and micro-suede in quality. Micro-suede in fact does attract hair and is harder to clean

LEATHER PROS AND CONS

PROS

 -Easily clean dirt/stains and pet hair by wiping down the sofa with a cloth

-Bonded Leather/ Analine Leather are good options for pets.  Analine is durable and hard to puncture, and hair slides right off. 

- Aged leather looks amazing and vintage --  if you are interested in that look consider opting for higher quality leather

CONS

-pet drool and oil from hair can diminish the look and feel of the dye in the leather.

- Different levels of leather hold up better than others.  Low grade is more acceptable for homes with pets over the more expensive leather.

-Pets WILL scratch the material

-Even if your cat is not a habitual furniture scratcher, simply playing by the sofa will cause wear and tear to the material

-If sofa is ruined it is very costly to get it reupholstered or replaced.

TIPS FOR PET OWNERS:

 - A good option is buying a sofa with zippers so you can wash the fabric easily.

 - Good behavioral teaching will help prevent scratching of furniture.  It will be beneficial and less costly.

 - I shouldn’t have to say this BUT definitely no WHITES! Step away from that white sofa.

 - Denim material is a good option, does not show tears or scratches and pet hair                      does not cling to the material

 - Scotch Guarding your material is also a good option for protecting your furniture                  making it easier to clean if spills if accidents happen.

- Consider buying a sofa for its design and pick up a couple of slip covers.
